The Project

The Trust Development Centre is a purpose built, two storey, 500m2 office building. The project was tendered via a two-stage tender process for a modular building. The main build was let on a JCT design and build contract, with a project value circa £1.1m and a 12-week installation and fit out programme, completing in December 2023.

Our Role

We were appointed to look at repurposing existing school space, however neither this nor traditional new construction methods were viable options due to budget and spatial constraints. Consequently, we identified a suitable site within the school grounds, liaised with the planners, prepared indicative layout plans and room data sheets as part of a two-stage tender process. Upon selection of the contractor, the design and delivery programme was further developed to meet the project budget and Trusts exacting requirements.

During the construction phase of the project, we acted as the Employers Agent. This entailed: administering the contract, reporting on quality and progress, chairing progress meetings, instruction variations, ageing valuations, certifying practical completion, ensuring that all outstanding matters and snagging items were closed out.

  • Modular building solution that is sympathetic to the surrounding and existing school buildings.
  • Sustainable building design due to the unique energy-efficient properties that modular building possess.
  • Lower embodied energy use and consumption, minimal disruption on site, faster completion, cleaner site, and reduced waste.
  • Attaining and exceeding the Trust’s quality requirements.
  • Roof, wall cladding, windows and doors were specified tp have a minimum design life of of 25-years, giving our client peace of mind.
