The Project
The school advised us of an issue with water ingress, which upon inspection it became apparent the school required a new roof. We therefore prepared an SCA bid as part of a multi-phased approach to replace the school’s existing roof coverings, for which funding for Phase 1 was awarded.
The Phase 1 roof was 30+ years old and as a result the concrete interlocking tiles had become porous and the bitumen-based sarking felt brittle. Various new roof coverings were considered, but given the roof pitch the installation of a lightweight metal tile effect roofing system was deemed the most appropriate solution.
Given the nature and scope of works, it was deemed appropriate that the project be tendered via a single stage tender process, with the works let via a JCT minor works contract (a construction value of £87.3k). The project was completed over the course of the summer holiday period in preparation of the schools return in September 2023.
Our Role
We were appointed to:
- determine the cause of water ingress
- identify suitable repair options
- secure funding
- oversee the works on site
In addition, our role of Contract Administrator included:
- identifying and liaising with a suitable roof system manufacturer
- co-ordinating and liaising with the structural engineer and local planning authority
- tendering the works
- preparing contract documentation
- monitoring quality and progress on site in conjunction with the roofing manufacturer’s representative
- agreeing valuations
- instructing variations
- certifying practical completion and ensuring snagging items were closed out.
Key Outcomes
- Water ingress to classrooms and corridors has now been eradicated.
- Improved thermal efficiency resulting in lower energy costs and CO2 emissions.
- Minimal maintenance input required from the school for the foreseeable future.
- 20-Year guarantee against defective materials and workmanship to the roofing system.
