The Project
Carlton Hill is a purpose built, twelve storey (20,726sqm), high quality student accommodation in Leeds. It’s set across 4 interlinking blocks, providing 604 study bedrooms to university students. The amenity provisions included: roof top sky gardens, a gym/fitness studio, secure bike storage and social meeting spaces. The project was let on a JCT design and build contract with a 122 week construction programme, commencing in May 2021 and completing in August 2023.
Our Role
Perito were appointed as Quality Monitor, our role required us to undertake periodic inspections of the works on a monthly basis, tying in with key construction activities. On site inspection and monitoring of construction also included benchmarking of finishes to a sample flat. We further conducted reviews of contractor quality control and quality assurance records, providing a summary report with comments tracker and photographic schedule. The report was produced monthly and issued prior to client progress meetings.
Key Outcomes
- Providing client with assurance that construction quality standards were being adhered to and the contractor was being diligent in regard to quality checks.
- Providing an independent review of the works to comment on quality matters and progress on site.
- Setting a benchmark for the standard of finishes for client snagging to which the contractor was to achieve.
